My client had a furnished residence in Castillo at Tiburón in Naples, with golf course and water views. She was ready to sell, but a beautiful home in a desirable community still needed a clear plan to stand out among the other choices buyers could tour.
We wanted the presentation to show more than the rooms. A buyer needed to understand the outlook from the residence, how the furnished spaces lived, and what made Tiburón appealing as a place to spend time. The goal was a strong sale with terms that worked for my client, without losing momentum during the holiday season.
The furnishings and decor were already my client’s. We used them to show the scale and feel of the home, then arranged professional photography and video that gave the view and the residence the attention they deserved. The marketing connected the property with its Tiburón setting, so someone seeing it online could picture both the home and the life around it.
I also held several open houses. As buyers expressed interest, I followed up and kept the conversations moving. In a sale, timing matters: interested people need answers and a clear path to make a decision while the property is still fresh in their minds.
We received a cash offer and agreed on terms that allowed the sale to move promptly. The residence went under contract after 16 days on the market and closed 53 days after listing, on December 29, 2025.
The final sale price was $1,575,000, compared with a $1,600,000 asking price. That is 98.4% of the final asking price.
Among the nine Castillo at Tiburón closed sales in the MLS report covering July 6, 2025, through September 19, 2026, this was the highest sale price and highest sale-to-final-asking-price percentage. That comparison is specific to Castillo and to that search period; it is a snapshot of the market, not a claim about all Tiburón sales or a permanent record.
I am proud of the price, and just as pleased that we were able to keep the sale moving over the holidays. My client already had a lovely furnished home. Our work was to make its strengths visible, introduce it to buyers thoughtfully, stay engaged when interest developed and negotiate terms she could feel good about.
This Tiburón real estate case study shows how a strong property presentation, timely follow-up and clear terms came together in one seller’s experience.
Every sale has its own market and its own priorities. If you own a home in Tiburón and are considering a change, I would start by looking at the homes buyers can choose today, how yours compares and what you want the sale to make possible. Start the conversation.
